Roofer in Brussels

Townhouses, terraced houses, flat-roofed extensions: our roofers know Brussels roofs and their constraints, from timber cornices to street occupation permits.

Façade ancienne avec corniche à rénover

Looking for a roofer Brussels residents can rely on, and who speaks English? For 15 years, Toiture En Ligne has been renovating, insulating and repairing roofs across the Brussels-Capital Region, from the townhouses of the centre to the villas of the green municipalities in the south and east. Brussels roofs have their own particularities: shared walls, timber cornices with built-in gutters, flat-roofed extensions and access that is often limited to the street. We take care of everything, from the free survey to the final handover, and we can work with you in English throughout.

Roofer Brussels: our roofing work

Brussels roofs and their weak points

The Brussels housing stock is old: a large share of houses date from the 19th century and the first half of the 20th. The same weak points come up again and again, and we check them at every visit.

Cornices and box gutters

A timber cornice crowns most Brussels facades. It carries a gutter set into a zinc-lined box. When the zinc becomes perforated or the fall distorts, water seeps into the timber, invisible from the street, until the cornice rots and sometimes the feet of the rafters too. It is one of the most common causes of leaks we see in the capital.

Flat-roofed extensions

Behind the facade, many houses have one or more flat-roofed extensions. Their membranes, often old, crack, and the upstands along shared walls wear out. A renovation in EPDM or two-layer bitumen, with insulation, solves the problem for good. Our article on the EPDM flat roof compares the two options.

Junctions between houses

With terraced houses, the roof joins the neighbour’s roof. These junctions, often in zinc or mortar, age and let water through. We redo them properly and, where needed, coordinate the work with the neighbouring owner.

Permits and street occupation in Brussels

In Brussels, a like-for-like roof renovation does not usually require planning permission. Changing the appearance, raising the roof, adding a dormer or changing the material may, however, require a permit, especially in protected areas or for a listed building. Applications go through the municipality, which applies the Regional Urban Planning Regulation.

Scaffolding or a skip on the pavement almost always requires a permit to occupy the public road, from the municipality or, on some regional roads, from Brussels Mobility. We prepare these formalities for you.

Grants in Brussels in 2026

Renolution grants are no longer awarded for invoices from 2025 and 2026. The Ecoreno loan, some municipal grants and 6% VAT remain. See our page on roof grants in Brussels.

Why choose our team

Choosing a roofer in Brussels means choosing a team that knows the city’s buildings and its practical constraints: parking, access through the front facade, close neighbours and planning rules. We work with a single site manager, send you photos of every stage, including the parts that will later be covered, and our guarantees are in writing. For a home more than ten years old, reduced VAT at 6% in principle applies to our work.

We use materials suited to the Belgian climate and to Brussels heritage: natural slate, clay tiles, zinc soldered on site, proven flat roof membranes and high-performance or bio-based insulation. If your roof is sound, we will tell you: a targeted repair is always better than an unnecessary renovation.

Roofer Brussels: what budget to plan?

The budget depends mainly on the area, the material, the insulation, the condition of the roof timbers and access. In Brussels, scaffolding on the front facade and street occupation weigh more than elsewhere, because most houses have no rear access. As a guide, excluding VAT: a full renovation in clay tiles with sarking insulation is often between €170 and €260/m², an insulated natural slate covering between €220 and €330/m², an insulated flat roof on an extension between €110 and €180/m², and restoring a cornice with new zinc between €150 and €300 per linear metre. A good roofer Brussels homeowners can trust details each of these items in the quote: it is the only way to compare. See our article on roof renovation cost.
