How much does a roof renovation cost in Belgium?

Tiles, slates, insulation, zinc work, scaffolding: here is how the price of a roof renovation is built up, item by item, with realistic price ranges for 2026.

Deux couvreurs mesurant une toiture avant d'établir le prix d'une rénovation

Roof renovation cost is the first question our clients ask, and that is only natural: replacing a roof is one of the largest maintenance investments a home will ever need. The honest answer is that there is no single price. Two roofs of the same area can differ by a factor of two depending on the material, the insulation, the complexity of the roof and access. In this guide, our roofers explain how a quote is put together, which items weigh most and what price ranges to expect in Belgium in 2026.

Roof renovation cost per square metre

For the pitched roof of a single-family home, here are the orders of magnitude we see, excluding VAT, for a full renovation including stripping, underlay, battens and a new covering:

Type of renovationIndicative range excluding VAT
Concrete tiles, no insulation€80 to €120/m²
Clay tiles, no insulation€100 to €160/m²
Clay tiles with sarking insulation€170 to €260/m²
Natural slates with sarking insulation€220 to €330/m²
Insulated flat roof, EPDM or bitumen membrane€110 to €180/m²

These figures are benchmarks, not quotes. Their main use is to check that an offer you receive falls within a sensible range. For a house with 100 m² of roof, the gap between a simple concrete tile covering and a full renovation in insulated natural slate can exceed €20,000.

The items in a roof renovation quote

A good quote details every item. It is the only way to compare offers and know what you are paying for. Here are the items you should find:

  1. Site set-up: scaffolding or cherry picker, protection, skips and any road occupation. This item can account for 5 to 15% of the budget, more for a tall or terraced house in town.
  2. Stripping the old covering, battens and underlay, with removal and sorting of waste.
  3. Roof timbers: inspection, replacement of parts, reinforcement or treatment if necessary.
  4. Insulation: technique, material, thickness and the thermal resistance achieved.
  5. Underlay, counter-battens and battens.
  6. The covering: exact model of tiles or slates, accessories, ridge and verges.
  7. Zinc work: gutters, downpipes, valleys and chimney flashings.
  8. Roof windows, to be replaced or added.
  9. Finishing and cleaning.

Beware of quotes that are too short

A one-line quote, “roof renovation: €18,000”, lets you neither compare offers nor check what has been installed. Insist on a breakdown by item, with the brands and references of the materials.

What makes roof renovation cost vary

The covering material

This is the most visible factor. Concrete tiles are the cheapest, clay tiles sit in the middle and natural slate is the most expensive, but also the most durable. Our comparison of tiles or slates helps you choose according to your budget and your house.

Insulation

Sarking insulation adds a significant amount, but it is the ideal moment to do it, since the covering is being removed anyway. The extra cost is largely offset by heating savings over the lifetime of the roof. Our article on sarking insulation compares the two techniques.

The complexity of the roof

A simple gable roof with no openings is quick and straightforward. Every valley, dormer, chimney, hip or roof window adds cutting, zinc work and time. A hipped roof with two dormers therefore costs noticeably more per square metre than a gable roof of the same area.

Access and height

A three-storey Brussels terraced house with no rear access requires scaffolding on the facade and a road occupation permit. A single-storey villa with an accessible garden is much simpler. Access has a direct impact on the cost of site set-up and on working time.

The condition of the roof timbers

This is the great unknown of any project. Sound timbers cost nothing extra. Rotten rafters or a purlin that needs strengthening add an item, sometimes only discovered once the roof is stripped. A good roofer allows for this in the quote, with a clear unit price.

VAT: 6% or 21%?

In Belgium, renovation work on a private home that has been occupied for at least ten years can qualify for a reduced VAT rate of 6% instead of 21%, provided it is invoiced directly by a registered contractor. On a renovation costing €25,000 excluding VAT, the difference exceeds €3,700. Our article on reduced VAT for roofing work sets out the conditions.

Grants in 2026

The grants landscape has changed a great deal this year. In Flanders, Mijn VerbouwPremie remains open to income categories 3 and 4 for an insulated roof. In Wallonia, the Habitation grants ended on 30 September 2026 and were replaced by Rénopack and Rénoprêt, subsidised loans linked to an energy audit. In Brussels, Renolution grants are no longer awarded for invoices from 2025 and 2026. Our article on roof grants reviews the situation region by region.

An example budget

Take a detached house in Walloon Brabant with 120 m² of gable roof, a chimney and two roof windows. A full renovation in clay tiles, with sarking insulation, new zinc work and replacement of both roof windows, will typically fall within a range of €24,000 to €34,000 excluding VAT, depending on the tile model and the condition of the timbers. This is only an example: your roof deserves its own estimate.

How to pay a fair price

  • Ask for at least two or three detailed quotes, drawn up after a visit on the roof.
  • Compare the items one by one, not just the total.
  • Check the material references and the thermal resistance of the insulation.
  • Ask how unforeseen issues are handled, such as a roof timber that needs replacing.
  • Check the company’s insurance and the guarantees offered.
  • Be wary of door-to-door sellers with an offer that is “valid today only”.

Our article on how to choose a roofer lists the questions to ask before signing.

Roof renovation cost: our conclusion

Roof renovation cost depends on many factors, but it becomes clear as soon as a quote is broken down item by item. Use the ranges above as benchmarks, check whether you qualify for reduced VAT and regional support, and do not cut corners on insulation: it is the item that will save you money every winter. At Toiture En Ligne, the visit and the quote are free and without obligation, in Brussels, Walloon Brabant, Hainaut and Flanders. Discover our roof renovation service.
