Waterloo is a residential area, with many villas, large gardens and a large international community. Its roofs are often big, with several slopes, dormers, chimneys and valleys. For 15 years, our roofers have been renovating, insulating and maintaining demanding roofs here, and we are happy to work with you in English from the first visit to the handover.

Roofer Waterloo: our roofing work

Waterloo roofs

Villas with complex roofs

Waterloo villas rarely have a simple gable roof. Hips, dormers, valleys, chimneys and junctions multiply the weak points. When renovating, each of these details must be handled carefully: a badly formed valley or a sloppy flashing is enough to cause leaks. Our roofers work with zinc specialists who are used to these roofs.

Choosing the material

Many owners hesitate between natural slate, clay tiles and more contemporary large-format plain tiles. The style of the house, the roof pitch and the rules of the housing estate often guide the choice. Our comparison of tiles or slates helps you decide, and we bring samples to the visit.

Trees, leaves and moss

The large trees in the gardens and the nearby Sonian Forest encourage moss on north-facing slopes and fill the gutters every autumn. Regular maintenance, with gutter cleaning and gentle moss removal, noticeably extends the life of the covering. See moss on your roof.

Planning rules in Waterloo

In Wallonia, planning is governed by the CoDT, the regional planning code. A like-for-like renovation does not usually require planning permission. A visible change, a dormer, raising the roof or changing the material may require one, to be submitted to the municipality’s planning department. In many housing estates, specific rules also govern materials and colours: we check them before proposing a solution.

Grants and VAT

Since 1 October 2026, Walloon renovation support has gone through Rénopack and Rénoprêt, linked to an energy audit. For a home more than ten years old, reduced VAT at 6% in principle applies. See roof grants in Wallonia.

Renovate and insulate in one go

On a large villa, scaffolding accounts for a significant part of the budget. Using the re-covering of the roof to insulate by sarking, replace the roof windows and renew the zinc work means paying for a single site set-up, and gaining lasting comfort, summer and winter. Our article on sarking insulation compares the two techniques.

Maintaining a villa roof

A large roof needs regular attention. We recommend cleaning the gutters and valleys every autumn, once the leaves have fallen, and a full inspection every two to three years, or after every storm. This inexpensive check makes it possible to replace a slipped slate, re-fix a ridge tile or redo a cracked flashing in time, before water gets into the insulation or the roof timbers. For owners who are often abroad, we can schedule these visits and send you a photo report each time. Our roof maintenance guide offers a season-by-season calendar.

Roofer Waterloo: what budget to plan?

The budget depends on the area, the material, the insulation and above all the complexity of the roof: on a Waterloo villa, hips, dormers and valleys require a lot of cutting and zinc work. As a guide, excluding VAT: a full renovation in clay tiles with sarking insulation is often between €170 and €260/m², an insulated natural slate covering between €220 and €330/m², and moss removal with low-pressure cleaning between €12 and €25/m². The roofer Waterloo homeowners choose should detail every item and the material references. See our article on roof renovation cost.
